Foundation Repair
  • I have vertical cracks in my foundation wall. What causes this?Hairline vertical cracks in poured foundation walls can form as concrete cures and are often less serious than horizontal cracks. Sealing and protecting the crack may be enough. If cracks grow over time or are wider at the top than the bottom, more serious issues may be present. If you see vertical cracks in a block wall foundation, they should always be inspected by a professional because block walls do not get shrinkage cracks.
  • I have horizontal cracks in my foundation wall. What causes this?Horizontal cracks can be a sign of bowed walls or structural foundation problems. Hydrostatic pressure from soil expansion due to moisture changes can push laterally on basement walls, creating horizontal cracks. Left unattended, these cracks can worsen over time and lead to serious structural issues.
  • What types of foundation cracks should I be worried about?Any cracks not caused by normal curing (surface, hairline cracks) are worth attention. Vertical and diagonal cracks near corners in poured concrete walls can be caused by lateral pressure, and a sinking foundation can cause vertical or diagonal cracks anywhere. Horizontal cracks and stair-step cracks in masonry foundations are among the most concerning. Any crack larger than 1/8″ or any crack letting water into your basement should be inspected.
  • I think there’s water coming through the foundation crack. What should I do?First, make sure water is draining properly into a floor drain and clean it up quickly to reduce odor and mold risk. Next, check outside drainage so water flows away from the foundation. Finally, have a foundation expert inspect the cause of the leak and repair any structural issues to help prevent it from happening again.
  • How much does it cost to repair cracks in my foundation?Foundation repair cost varies based on the cause and the repair approach. Our System Design Specialists base pricing off a price sheet to help protect you from variable pricing, and the system is designed to be custom tailored and cost effective for your exact needs.
